A Condominium Property Manager’s job is to manage and oversee most things related to the condominium and individual units. Their job involves being responsible for the upkeep of the corporation including paying property bills, fees and arranging property maintenance. Their job includes meeting with new condo owners to collect all of their documentation and condo fees, answering condo board questions and resolving any issues that may arise. Here is a more comprehensive list of what a property manager job involves:
- Work with the Condo Corporation Board Members
- Carry out policies set by the condo board
- Responsible for performing property inspections
- Handles the condo board’s financial affairs
- Property maintenance and repairs
- Negotiating or entering into contracts for 3rd Parties
- Supervising employees or contractors hired or engaged by the corporation
- Implementing an emergency management plan and responding to emergencies
- Monitoring the status of the condominium corporation’s insurance
- Responding to owner or resident complaints
What happens when a Condominium Property Manager is not doing their job? There may be various reasons including:
- Poor Communication with the Condo Board
- Limited Hours
- Poor Follow-Through
- Lack of Knowledge of Condo Bylaws
In any of these circumstances occur:what can you do?
- Review to see if the condo corporation has any by-laws concerning condo management (or general rules or restrictions that might also address the issue), owners can request a meeting to discuss their concerns.
- Make sure you have contacted the condo manager and board about your concerns
- follow up in writing if time has passed and no action/resolution has taken place
- if no resolution is found after contacting your condo board, and if other owners are experiencing the same issue(s) with the condo manager, you may wish to requisition an owners’ meeting to talk collectively about the issue
If you’ve tried the steps above and your issue still hasn’t been resolved, there are further steps you can take, including private mediation, arbitration, and/or other legal actions. Please note that owners cannot terminate a management agreement or a condo manager. It is ultimately the board’s responsibility.
